Post-construction cleaning in Brooklyn: what's actually involved

The contractor says the job is done. The new kitchen looks amazing. Then you run a finger along the windowsill and it comes back white. That’s drywall dust, and it’s everywhere. You just can’t see most of it yet. We do a lot of post-construction cleaning in Brooklyn brownstones and apartments, and the number one thing homeowners don’t expect is how much dust a renovation actually leaves behind.

Why a regular cleaning won’t cut it

Construction mess is a different category of work. Drywall dust is microscopic, settles on every surface, gets inside every cabinet, and works deep into air vents. Add paint overspray, caulk smears, adhesive residue from protective films, sawdust packed into floor grooves, and grout haze on new tile. You can’t take any of that out with a Swiffer and a spray bottle. It takes commercial vacuum equipment, the right solvents, and a process.

How we approach it

Most post-construction jobs take two passes, sometimes three for full brownstone gut jobs.

The first pass is the rough clean. We clear visible debris, vacuum every surface (walls and ceilings included to knock off the heaviest dust), and clean the windows to remove protective film and stickers.

The second pass is the detail work. This is where most of the time goes. Every surface gets wiped again: counters, shelves, inside every cabinet, light fixtures, switch plates, inside all the appliances. Fixtures get polished. Air vents get vacuumed or wiped. Floors get their final clean. This is what takes the space from “construction site” to “actually ready to live in.”

On bigger projects, especially full Brooklyn brownstone renovations, a third light pass is sometimes needed. Drywall dust has a way of reappearing after you think you’ve gotten it all.

Timing matters

Schedule the cleaning after every trade is completely finished. Painters, tile setters, trim carpenters, electricians on punch list, plumbers on final fixtures. We’ve had clients book us too early and then need a second clean after the last subcontractor walked dust through the house. Save yourself the money and wait until the work is fully done. The best timing is the day after final walkthrough with the GC, before any final inspection or your actual move-in date.

What to expect on cost

Post-construction cleaning costs more than a standard residential clean because it takes significantly more time and equipment. A 1,200 square foot Brooklyn apartment after a kitchen and bath gut might take 4 to 6 hours. A full brownstone after a multi-floor renovation is a different scale, often 2 to 3 days of work. We quote after seeing the property. Every job is different.
